How to read a Comparative Market Analysis (CMA)

Reading CMA reports. The report at the bottom is a representation of a CMA (Comparative Market Analysis) report. A CMA report is not an appraisal, but a comparison of prices and features of recently sold homes. When a CMA report is generated to show homes similar to your own home, it can then be used to help estimate your home value and the asking price when you sell.

ML# ........ Multiple Listing number.
COE Date .... Close of escrow date.
Address .. Address of property sold.
Built ......... Year property was built.
*Fe Code .. 'Feature code'. (see below)
SqFt ......... Square footage of property.
List Price .. Asking price for property.
LP/SF ....... Asking price per sq. foot.
Sale Price.. Actual sale price.
SP/SF....... Sale price per sq. foot.
CDOM:........ 'Days on Market'
